As of May 2021, the active number of listings for houses is 197. In April 2019, the active average amount of listings was 625. When comparing these two numbers, it is obvious that houses are selling a lot faster than years before.
In our real estate agent Phil Nordella’s ten years of selling real estate, the most listings Phil Nordella and Associates had was 1,400.
If the number of listings is low, it can mean that a seller can expect their house to sell very fast. They may even be offered well above the asking price because there are not a lot of listings in that area.

This would be detrimental to a buyer who does not have a lot of money. A buyer will have a really difficult time finding a house that meets their expectations at a reasonable price. A potential buyer has a lot more freedom when more houses are on the market. A buyer will not have to compete with as many other buyers. They will have a much greater chance at finding their dream home.
The Federal Eviction ban is overturned. One important fact to keep in mind is just because the federal eviction ban is over, it does not mean that state and local eviction bans are over. What people need to do is look into what county they live in and see if there is still a ban. For example, there is still a ban in the Los Angeles area.
